to run well from day one.”
MENLO PARK, CA, UNITED STATES, September 18, 2026 /EINPresswire.com/ — Virtú Investments (“Virtú”), an owner-operated multifamily investment manager of nearly 30 years, today announced the acquisition of Realm Apartments, a 27-unit Class A apartment community built in 2022, located at 1545 San Antonio Avenue in Menlo Park, California.
Supply-Constrained Submarket
Realm borders Atherton, where single-family zoning has left the submarket effectively closed to new multifamily construction. The surrounding Mountain View/Palo Alto submarket is forecast to see near-zero new supply through 2027–28, following two years of above-average deliveries.
Employer Proximity
Realm sits near Stanford University and a concentration of Bay Area technology and AI/biotech employers, placing the property within a short commute of one of the region’s deepest employment bases.
Operational Transition
Virtú’s vertically integrated property management firm, North Coast, assumed management of the property on closing. “Realm combines three things we look for in a property: a location that limits new competition, a renter base anchored by some of the strongest employers in the region, and a property that allows us to utilize operational efficiencies from our nearby properties. It is a rare combination but it’s exactly the kind of asset our platform is built to run well from day one.” — Erik Reif, Senior Director of Acquisitions
